Access Statement for Next Door at Magdalen House
Introduction
Our ground floor self catering apartment is situated next to the owners house. We have tried to provide as much information as possible but recognise that each individual has differing needs and would encourage you to call us for more information.
We look forward to welcoming you to Next Door.
Pre-Arrival
o We have a basic website with booking on line.
o Bookings can also be made by phone or in writing.
o There is an irregular bus service and we reccomend that you do not use this.
o The nearest railway stations are Brandon, Downham Market or Thetford. Brandon is 7 miles from us, Downham Market is 13 miles away and Thetford is 14 miles.
o There are some accessible taxis at the stations but we will collect you by prior arrangement and providing you can transfer into our vehicle.
o We can arrange for shopping to be delivered on arrival.
o We can provide information in large print on request.
o Shop Mobility is available in Cambridge and Bury St. Edmunds.
o The premises are wheelchair accessible. We expect any wheelchair user or mobility impaired hirer will be accompanied by an able bodied companion.
o We accept assistance dogs but not pets.
Arrival & Car Parking Facilities
o There is dedicated car parking on our gravelled drive some 30 metres from the apartment.
o We have a loading / unloading area for Next Door in front of the house some 14 metres from the front door.
o There is a shallow concrete ramp 90cm wide leading to a flat,even paved path to the front of the property.
o Directions to our property are on our website.
o Assistance is available if required. Please ask on booking.
o The front entrance has a 2cm threshold. The doorway is 85cm wide.
o The door opens inward with the hinges on the right.
o The keyhole is 98cm from the floor.
o The lever door handle is 107 cm from the ground and the locking operation can be done with one hand.
Main Entrance, Reception & Ticketing Area
o Should you arrive after dark automatic lights come on in the main driveway and at the front of Next Door.
o We can be contacted using the front door bell although it is our policy to meet you on arrival.
o The ramped path is 90cm wide. The total distance to the front door including the levelpath is 14 metres from the unloading area.

Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
o The dining area is open plan together with the kitchen and lounge.
o The dining table is moveable and extendable from 50cm to 146 cm. with four legs one on each corner.
o Table underspace varies from 63cm to 73 cm.
o The two dining chairs are 48 cm high with solid seats and no arms.
o There is a chair with arms and padded seat available on request.
o The free space between the table and walls is between 90cm and 1 metre.
o Flooring is wood laminate with removeable short pile rugs.
o The lounge area contains a two seater leather sofa with arms. The seat height is 41cm.
o An armchair with fabric cover has two arms and a seat height of 43 cm.
o Cushions are synthetic and feather. Please request removal of feather on booking.
o We have Freeview television which includes radio access and is connected
to a DVD player which will also play CD disks. Both have remote control.
o There is a waist height fire extiguisher.
o All sockets and switches are accessible from a seated position.
Laundry
o We offer a next day laundry and ironing service.

Bedrooms & Sleeping Areas
o The door way is 83cm wide.
o The beds are single profiling beds which can be linked to make a super king.
o The bed height is 60cm.
o We have a choice of feather or non feather pillows.
o Duvet is non allergenic.
o Bed linen is cotton or polycotton.
o Waterproof mattress covers provided.
o The bed is moveable to create more space.
o Transfer space to the left and right is 1.36m or more according to bed position.
o All furniture is lighweight and moveable.
o The largest free space clear of doors and furniture is 2.3m by 1.36m
o We have a wall mounted mirror suitable for seated or ambulant use.
o Microwave hot packs available.
Bathroom, Shower-room & WC [Ensuite or Shared]
o Shower room and WC are en suite.
o The door width is 83cm with a flush threshold.
o Wet floor open plan shower room with one hand rail for standing use.
o Fixed and adjustable hieght shower heads.
o Wheelchair accessible shower.
o Flooring is tiled. There is good colour contrast.
o There is no lock on the door.
o Space under wash basin is free.
o Taps are lever type.
o Toilet seat height 41cm.Front and right side transfers possible.
Self-Catering Kitchen
o The kitchen is open plan with a dining area.
o Galley style kitchen accessed through entrance door.
o There is 105cm free space between the wall and furniture to the worktops/units
o Worktop height 90cm.
o Gas hob 90cm high.
o Top of sink 90cm.
o Double under suface ovens with dropdown doors.
o Flooring is wood laminate.
o Even halogen spotlights.
o Under surface dishwasher with drop down door.
o Freezer under surface with fridge over.
o Pull out shelved larder unit.
o Microvave on work top.
Grounds and Gardens
o Patio garden paved and level with flower borders.
o Accessed through patio door in lounge which is 105cm wide with a threshold of 2 cm.
Additional Information
o Mobile phone reception is generally good but Orange can be poor.
o The apartment is fully alarmed both for intruder and fire and this alarm is externally monitored.
o Ther are separate smoke alarms in each room with fire eextinguishers availabel and re chargable torches.
o There is a fire blanket next to the cooker.
o The evacuation procedure is led by the owner and full instructions are displayed in the apartment.
o The apartment is Non Smoking.
o Assistance dogs are welcome but not pets. Please notify owners on booking.
o Lorna is an Occupational Therapist.
o In emergency contact owners ( Medical alarm is available to them.)
