Next Door Terms and Conditions
The following booking conditions form the basis of your contract with Lorna and Keith Cootes, Magdalen House, 18 Buntings Lane, Methwold, Thetford, Norfolk. IP26 4PR.
Please read them carefully as they set our respective rights and obligations.
Making your booking:
The person making the booking must be 21 or over. This person is responsible
for making all payments due to us. If you book with us on line at the end
of the process you are asked to confirm that you have read and agree with
our booking conditions.
If booking by telephone or any other communication channel on receipt of your booking and all appropriates we will confirm your holiday by issuing a confirmation invoice to the responsible person.
Payment:
We request a non returnable deposit of 20% at the time of booking. (see
cancellation policy). Final payment should be made 8 weeks prior to the holiday.
This can be made through the Paypal account on our website. Confirmation of
receipt of payment will follow.
Your contract:
A binding contract between us will occur when we despatch our confirmation
invoice. The contract and all matters arising out of it are governed by English
law. We both agree that any dispute, claim or other matter which arises out
of or in connection with this contract, or out of your stay will be dealt
with by the Courts of England. Changes to these booking conditions will only
be valid if agreed by us in writing.
The cost of your stay:
The cost of your stay includes all services and appropriate taxes. Prices
are correct at the time of printing. See separate tariff. We also request
a £100.00 deposit against damage and repairs which we will return at the end
of your stay or as soon as possible thereafter if not required.
Changes by you:
Should you wish to make any changes you must notify us either by telephone,
in writing or by e mail 14 days prior to the agreed date. This contract is
non transferable. Any changes after 14 days will be treated as a cancellation
and subject to our cancellation charges as set out.
Insurance:
with any stay away from home we recommend adequate travel insurance. The
property is insured.
Cancellation by you:
Cancellations must be made either by post, telephone or e mail as soon as
possible. The following cancellation charges will apply: More than 56 days
prior to let retention of deposit 20% 55-42 days prior to let 30% 41-28 days
prior to let 60% 27 - 14 days prior to let 90% Less than 14 including day
of arrival 100% If we re-let the accommodation we will refund your deposit
less a 10% administration charge. Cancellation by us: This will only occur
in extreme circumstances beyond our control and you will be notified immediately.
Where possible an alternative booking date will be given or a full refund
will be made.
Our liability to you:
We promise to make sure that all services we have agreed to arrange, perform
or provide as part of our contract with you are done so with reasonable skill
and care. Please note it is your responsibility to show that reasonable skill
and care has not been used if you wish to make a claim. We will accept responsibility
if any death, personal injury, failure or deficiency during your stay are
caused by any failure of ourselves to use reasonable skill and care in provision
of our services.
We will not be responsible for any injury, illness, death. Loss of enjoyment, damage expense, cost or other sum or claim of any description whatsoever which results from any of the following:
- the fault of the persons renting the property.
- the fault of a third party not connected with the provision of your stay which could not have been predicted or avoided.
- an event or circumstance which we could not have predicted or avoided even after taking reasonable care.
- the fault of anyone who is not carrying out work for us generally or in particular at the time.
Unreasonable behaviour:
We have the right to refuse to hand over the accommodation to any one who
in our opinion is not suitable to take charge of it. In such cases all hire
charges paid will be refunded in full as quickly as reasonably practicable,
the contract will be terminated and we will have no further liability.
We reserve the right to terminate a holiday after the keys have been handed over if unreasonable behaviour of any one is likely to cause danger or annoyance to others or damage to property. No refund will be given. Unreasonable behaviour also includes smoking in a non smoking property.
Damage to the property and damage deposit:
You are liable to us for any damage caused in the property during the period
of hire. We anticipate that we would give prior notice where possible but
emphasise that we have the right to enter the accommodation if special circumstances
or emergencies arise. Eg. To carry out repairs or replace items.
At the start of your stay you will be asked to leave a deposit (see payment). This is to protect us against damages and/or breakages. This is returnable in full at the end of your stay or as soon as possible after you leave if not required.
Disabled, infirm and restricted mobility visitors:
Every effort has been made to ensure our description is clear. The property
is wheelchair accessible but the majority of facilities apart from the shower
assume any wheelchair or mobility impaired hirer will be accompanied by
an able bodied partner or support worker.
Please give us as much detail as possible about your needs and we will endeavour to assist as much as possible. See also Access Statement.
Pets and Assistance dogs:
We do not accept pets as we have our own dogs. We do however accept Assistance
dogs free of charge. Please let us know at the time of booking.
Vehicles:
We offer designated parking on site but are not responsible for any loss
or damage from or to any vehicle caused by visitors to our property. See
also our liability to you.
Comments or concerns:
Please notify us immediately of any shortcomings so that we may rectify
them.
Data protection:
In order to process your booking we need to use the information you provide
such as name, address and special needs. Proper security measures are in
place to protect your information. We will NOT pass any information you
give us to any person not responsible for your accommodation. We do of course
have a responsibility to Customs and Immigration to provide registration
information by law. Marketing: We may use your information to inform you
of offers or developments in the future. If you do not require such information
